Business:
Businesses must put up at least 1% of what they are asking. If the company is a start-up, they must provide all State and Federal Docs and Licenses, along with a detailed list of the business plan.
All Business loans may take up to 45 days from start to finish.
Fix and Flip:
For all Fix and Flip loans and projects. You must provide all details of the home in question, such as Purchase Price, Scope of work, ARV, the contractor you are going to use, as well as the number of flips or rehabs you have completed.
Straight Purchase:
Clint must put of 3% of purchase price. All interest rate wil be set at 5%, no-matter the Purchase Price. After 5 Years of no missed payments, the interest rate can be lowered to 3%. Personal Credit may be as low as 550. Income is calculated on Net Taxes, not Gross.
Rent to own:
SMW Enterprise will hold the Deed to the property. The member will be responsible for maintaining the up-keep (Maintenance) on the property. (Inside and Out). Client must follow all City Codes for the Property. Client must show ability to pay for property with A.T.I. (After Tax Income).
